Cancellation & Refund Policy
We understand that plans can change, and we aim to be as fair as possible while also protecting our small business. The following policy applies to all confirmed bookings:
Cancellation by the Guest:

All cancellations must be notified to us in writing (email is acceptable). The effective date of cancellation will be the date we receive written notice
If we successfully re-let the cancelled dates, we will refund any amounts paid (excluding the booking fee) minus any reasonable costs incurred, including but not limited to price differences, administrative costs, and payment processing fees.
If we are unable to re-let the dates, the full cost of the booking remains payable..
The £75 non-refundable booking deposit is always retained in the event of cancellation, regardless of the notice period given. This covers administration and loss of opportunity to re-let the caravan.
The £75 refundable security deposit, if already paid, will always be returned in full if cancellation occurs before the stay.
Part payments: Any part payments made are non-refundable.
Refunds (where applicable) will be processed within 10 working days of cancellation confirmation and receipt of the guest’s bank details.
Failure to Pay
In line with our Booking & Payment terms, payment (or an agreed alternative arrangement) must be received within the required timeframe:
More than 65 days before arrival: balance due 65 days before check-in.
Within 65 days of arrival: full payment required immediately.
If payment is not received, the booking will be automatically cancelled, and the non-refundable booking deposit will be retained. The £75 refundable security deposit, if paid, will be returned in full. Cancellation will result in the dates being released back into the calendar.
As the booking was not confirmed, no contract was formed and no refund is due beyond the return of any refundable security deposit paid.
No-Shows & Early Departures
No refunds will be issued for no-shows or early departures.
Cancellation by the Owner
In the unlikely event that we are required to cancel your booking due to unforeseen circumstances (e.g. emergency repairs or park closure), you will receive a full refund of all monies paid, including your security deposit.
Booking Terms
A booking is only considered confirmed once full payment (and the £75 security deposit, or an agreed payment arrangement) has been received.
Until that point, the requested dates will remain open for others to book.
